Home For Sale - Carolinas - Charlotte - Fort Mill area

Large 16 month old finished, walkout basement home awaits family wanting plenty of space!

$306,900 list price

This is a beautiful, good size and very new transitional style home, built in the fall 2006, with finished living space totaling to 3,750+ square feet. In this photo, you can see how the the brick is highlighted by the sun filtered by the hardwood trees across the street. This home is Ryan Homes' Ellsworth layout and is in the Dominion Bridge subdivision of Fort Mill, South Carolina. It is located 10 minutes from I-77 and Route 160, so there's quick access to the interstate. Fort Mill is just a few miles south of the NC/SC state border, about 15 minutes from Charlotte and it's a half hour drive to the Charlotte Douglas airport.

Although Charlotte and the town of Fort Mill is experiencing a lot of growth, the neighborhood is very quiet and it has a lot of appeal with its rolling, hilly streets and lots. The house is on the tip of a cul-de-sac. The cul-de-sac itself has only one home, the rest of it is wooded.

Floor plans are available, which present the layout of the main level and upper level of the house.

Here are some key features:

  • Large, master bedroom on the main floor with a big walk in closet. The laundry room is on the main floor also and serves as a mud room to the garage. We had a utility sink put in the 2 car, attached garage, great for doing clean up of items that you don't want to handle in the house!

  • Two separate dining areas - There is a nice size formal dining room, right off the front hallway. It leads to the kitchen. There's also a separate dinette area adjacent to the kitchen for less formal dining, right next to the great room. Plenty of room for a nice size table in there. We had a gas range put in the kitchen, rather than the standard electric. We don't have granite countertops, but why not put in your own if that's an important feature for you and select your own color, instead of living with someone else's choices? There's plenty of cabinet space and a pantry right in the kitchen. And by the way, we like alot of sunlight in our house, so we had extra full-length windows put in the dining room and dinette areas. You may have noticed some new construction doesn't have a lot of windows on the back and sides of the house. This has been taken care of here!

  • 3 full and one half baths! - On the main level is the master bath and and half bath for guests off of the front entranceway. The upstairs level has a full bath and there's another one in the basement. No excuses can be made for running late because you couldn't get in the shower if this is your house!

  • Loft area - The upstairs loft is enclosed by acrylic block wall partitions that have a glass block look on two sides. The area is adjacent to one of the bedrooms and overlooks the great room and lower level. The loft area came with a 30" wall only on two sides and after building the home we had these two half walls built up to the ceiling with acrylic block. It has a beautiful appearance and lets alot of the light from the foyer pass through. This loft area makes a great computer nook or reading area.

  • Upgraded master bath - Like the idea of a garden tub and a separate glass walled shower with beautiful tile work? It's waiting for you in this home.

Most upgrades we chose had a focus on space, such as:

  • Full basement, finished and carpeted - A hard-to-find and valued upgrade in a home in the Carolinas, due to the difficulties and expenses involved in excavating clay soil. This is a walkout basement, with 4 full windows overlooking the back yard and wooded area. An exterior door leads to a patio on the ground level. There is a full bath in the basement with a shower and tub. Alot of room for a nice big screen TV area, pool table, exercise equipment and play space for the kids. You can do all of that with it and would still have room to wall off another bedroom. If you'd like to have plenty of space for entertaining guests and company during birthdays and holidays, this could do it. And the walkout basement stays nice and cool in the summer!

  • Finished and carpeted bonus room upstairs - This is a very nice size room with a window and it also leads to some nice storage areas upstairs. Need a 4th bedroom? This could do it for you. There are 2 formal bedroom upstairs, one with a good size walk-in closet and 3 windows. The master bedroom is on the main floor and has a large walk-in closet.

  • Finished morning room on the main level - We included the option of the finished morning room adjacent to the dinette area on the main level. This east facing room has long windows on all 3 sides and is a great place for relaxing, reading and other activities. It has a view of the wooded area out back and a door that leads to a wood deck, with stairs that lead down to the back yard and cement patio off of the basement.

A couple of other items worth noting are:

  • Triple zone heating and air conditioning - The home has 3 levels, including the finished basement. Each has its own furnace and air conditioning unit for maximum comfort and efficiency.

  • Transferable builder's warranty - Home warranty is transferable to the new owner.

Let's see, what else can we tell you? This home is satellite ready, with a dish on the backside of the roof and wired in several rooms of the house. Or use the pre-wiring for cable, if you prefer. Want high-speed DSL? It's wired for that.

Exterior features include a beautiful brick face with a good size front porch. It's a great place to put a couple of rocking chairs, some plants, a little table to hold your beverages as you relax out front.

Houses have been built on both sides of us. Did we mention this home comes with some very nice neighbors?

Although we have relocated and the house is in move-in condition for a new family, we'd like to share the below interior photos which show the house when it was furnished. The house is decorated in neutral colors and earthtones.

The exterior door in the morning room on the main level leads to a wood deck with stairs to the backyard. The deck area is perfect for a table and chairs. The owner's bedroom has a tray ceiling and leads to the private, master bath. This bedroom has a large, walk-in closet.

Basement - and there's more space to it than we can show here!
